3. New loft boarding

Boarding older New Forest lofts

Much of the New Forest housing stock is older than the county average, and period roofs behave very differently from modern ones.

Cottages and period homes around Brockenhurst, Lyndhurst, Burley and Fordingbridge usually have traditional cut roofs. Joists are often irregularly spaced, sometimes undersized by modern standards, and purlins or collars can cut headroom down considerably. None of that rules out boarding, but it does mean the layout has to be planned around the structure rather than laid out to a standard grid. We measure joist spacing and depth at survey and work out the usable area before quoting.

Newer estates in Ringwood, New Milton and Bransgore tend to have trussed rafter roofs, where the ceiling ties are not designed to carry storage weight directly. In those lofts we fit a raised system that transfers the load properly.

Ventilation deserves particular attention in the Forest. Properties surrounded by mature trees hold moisture, and older roofs often have limited eaves ventilation to begin with. Boarding straight onto joists compresses the insulation and restricts airflow, which is how storage boarding ends up causing condensation. A raised system keeps the full insulation depth working and leaves the ventilation path clear.

How much does loft boarding cost in the New Forest?

Prices start from £55 per m². The main factor is the size of the area you want boarded. In older Forest properties the usable area is often smaller than the loft footprint suggests, because purlins, collars and chimney breasts get in the way, so we measure properly at survey rather than quoting off a floor plan. You get a fixed written price with no obligation.

How long will it take to board my loft?

Most jobs are completed in a single day. Period roofs with awkward access or irregular joists can take two, and we will tell you which at survey rather than on the day. We aim to have your loft boarded within 3 weeks of your enquiry.

Can you board a loft in an older cottage with low headroom?

Usually yes, though the usable area may be smaller than you expect. Cut roofs in older Forest properties often have purlins and collar ties running through the space, and joists may be irregularly spaced or shallower than modern equivalents. We assess what the structure can carry and design the boarded area around it, rather than forcing a standard layout into a space that will not take it.

Will boarding my loft affect my insulation?

Not if it is done properly. Laying boards straight onto the joists squashes the insulation beneath and reduces its performance. We use raised systems that sit above the insulation so the full 270mm to 300mm depth keeps working, and we leave the ventilation gap at the eaves clear. That last point matters in the Forest, where tree cover and older roof construction already make lofts prone to holding moisture.

Do I need permission to board a loft in a listed or National Park property?

Storage boarding is internal, non-structural work, so it does not normally require planning permission or building regulations approval, and National Park designation affects external and landscape matters rather than what you store in your loft. Listed buildings are the exception worth checking: listed building consent can apply to internal works that affect the building's character or fabric. If your property is listed, speak to your local authority conservation officer before booking, and we are happy to explain exactly what the work involves.
