What your roof type means for boarding in Southampton

Southampton's housing stock varies a lot, and the right boarding system depends on what sits above your ceiling.

Victorian and Edwardian terraces around Portswood, Bevois Valley and Shirley usually have traditional cut roofs, with deeper joists and open loft space. These are generally straightforward to board, though joist spacing and condition still need checking before the space takes any load.

Homes built from the mid-1960s onwards, including much of Bitterne, Lordshill, Hedge End and the newer Hamble and Whiteley estates, tend to have trussed rafter roofs. The diagonal webs limit how the space can be used, and the ceiling ties are not designed to carry storage weight directly. In these lofts we fit a raised system that transfers load to the structure properly.

In both cases, boarding straight onto the joists compresses the insulation underneath and reduces how well it works. A raised system keeps the full 270mm to 300mm depth performing as intended and preserves the ventilation gap at the eaves, which matters in a coastal city where lofts pick up moisture more readily.

Areas we cover around Southampton

We board lofts right across Southampton, including Portswood, Shirley, Bitterne, Sholing, Woolston, Bassett, Millbrook and Lordshill.

We also cover the surrounding towns and villages: Totton, Marchwood, Hedge End, Hamble-le-Rice, Chandler's Ford, Eastleigh, Fair Oak, West End and Netley.

Just beyond the city we cover Romsey, Winchester and Alresford and the New Forest, and we carry out loft boarding across Hampshire and the neighbouring counties.

Most customers combine boarding with loft insulation or a new loft ladder in the same visit, which works out cheaper than booking the jobs separately.

Loft boarding installation FAQs

How much does loft boarding cost in Southampton?

Prices start from £55 per m². The main factor is the size of the area you want boarded, as that determines the materials and the time on site. Removing existing boards or old insulation, the type of roof structure, and whether you want new insulation fitted at the same time all affect the final figure. We give you a fixed written quote after a free survey, with no obligation.

How long will it take to board my loft?

Most Southampton boarding jobs are completed in a single day, and larger lofts or jobs that include insulation removal may take two. We aim to have your loft boarded within 3 weeks of your enquiry.

Can you board a loft with trussed rafters?

Yes. Many Southampton homes built from the mid-1960s onwards have trussed rafter roofs, where the ceiling ties are not designed to carry storage weight directly. We fit a raised boarding system that spreads the load correctly and leaves your insulation uncompressed. We will confirm what your roof can take during the survey.

Do you cover the villages around Southampton?

Yes. As well as Southampton itself we regularly board lofts in Totton, Marchwood, Hedge End, Hamble-le-Rice, Chandler's Ford, Eastleigh, Fair Oak, West End and Netley. There is no extra travel charge within our coverage area.

Will boarding my loft affect my insulation?

Not if it is done properly. Laying boards straight onto the joists squashes the insulation beneath and reduces its performance. We use raised systems that sit above the insulation so the full 270mm to 300mm depth keeps working, and we leave the ventilation gap at the eaves clear to prevent condensation.

Do I need building regulations approval to board my loft?

Not for storage boarding. Boarding a loft for storage is not a loft conversion and does not make the space a habitable room, so it does not require building regulations approval. What does matter is that the structure can safely carry the load and that insulation and ventilation are not compromised, which is exactly what we check at survey.
