Highly recommended

An excellent upgrade to our bungalow loft insulation. Three men in loft over a day and a half removing 45 large bags of fibreglass and replacing with 300 ml of rock wool insulation.Very professional and clean working. Highly recommended.

Spot on

Very efficient about how the work was carried out; the original insulation removed a large area of boarded loft removed before overlaying the installation of the new insulation between joist. Finally ‘hoovered’ stairs and hallway. PS stairs were covered before commencement of work. Very pleased

We were very impressed

We had Tom in to quote for insulating my dad's loft and he was very down to earth and thorough, the quote arrived quickly, was very reasonable and we settled on a date around 3 weeks later.

The quality of Toms workmanship was very good, the roof space is exactly as he said it would be and everything was disposed of correctly and left clean and tidy as if no one had even been in. We even received a folder with all the details in it upon completion. I would not hesitate to recommend Tom to anyone and we were very impressed with the service we received.

Exceptional

Tom and his team were nothing but exceptional. From his initial visit to quote, he was insightful and helpful in laying out the various insulation and installation options. In the end we requested, the removal of insulation, new insulation installed, boarded loft space and a larger loft hatch. Boarding your loft in 4 steps

Our tried-and-tested process takes mess, stress and uncertainty out of the equation.

1. Home survey

To give you an accurate quote, we'll measure up your loft and take pictures for our records on a free home visit. Pick a time that suits you and feel free to ask any questions you have.

2. Preparing your loft

Our team will prepare your loft for new boarding. This includes removing old boards, cleaning the space and even removing old insulation or other debris. We can provide loft insulation and boarding if necessary.

3. New loft boarding

Sit back as we transform your loft into a tidy, functional space that's safe to access. We'll use specialist 18mm tongue-and-groove loft panels with joists or raised legs to provide adequate support and prevent sagging.

4. Customer pack

When boarding is complete, you'll get everything you need in a detailed customer pack. It includes a project breakdown, photos of our work and your final invoice. You'll also get an EPC survey if you've opted for loft insulation and boarding.

Boarding around water tanks, chimneys and awkward roof spaces

Winchester has a high proportion of older housing, and older lofts are rarely empty rectangles. What is already up there usually decides how the boarding is laid out.

Cold water tanks are the most common obstruction. Plenty of period and mid-century homes across Weeke, Stanmore, Abbotts Barton and St Cross still have one sitting on bearers across the joists. It cannot simply be boarded over: it needs access for maintenance, it must stay insulated on the sides and top but not underneath, and the boarded deck has to be planned around it. We build a raised deck up to the tank and leave a proper access route to it.

Chimney breasts are the other one. Older Winchester homes frequently have one or two passing through the loft, and boarding must be kept clear of the masonry rather than butted against it. Purlins and collar ties in traditional cut roofs restrict headroom in the same way.

None of this stops a loft being boarded. It does mean the usable area is often smaller than the footprint suggests, which is why we measure the workable space at survey rather than quoting from the outside of the house.

It is also worth saying that boarding is not a loft conversion. If you want storage rather than a room, boarding gives you most of the practical benefit for a small fraction of the cost, without building control, structural work or losing space to a staircase.

How much does loft boarding cost in Winchester?

Prices start from £55 per m². The main factor is the size of the area you want boarded. In older Winchester properties, water tanks, chimney breasts and purlins often reduce the usable area, so we measure the workable space at survey rather than quoting off the footprint. You get a fixed written price with no obligation.

How long will it take to board my loft?

Most Winchester jobs are completed in a single day. Lofts that need boarding built around a water tank, or that need old insulation removing first, can take two. We aim to have your loft boarded within 3 weeks of your enquiry.

Can you board a loft that still has a water tank in it?

Yes, and it is a common job in older Winchester homes. The tank needs to stay accessible for maintenance and insulated on the sides and top but not underneath, so it cannot simply be boarded over. We build the deck up to it and leave a clear access route. If your tank is redundant because you have a combi boiler or unvented cylinder, it can often be removed first, which frees up a lot of space.

Will boarding my loft affect my insulation?

Not if it is done properly. Laying boards straight onto the joists squashes the insulation beneath and reduces its performance. We use raised systems that sit above it, so the full 270mm to 300mm depth keeps working and the ventilation gap at the eaves stays clear.

Is boarding cheaper than a loft conversion?

Considerably, and for most people it is what they actually need. A conversion creates a habitable room and brings building regulations, structural work, insulation upgrades, fire safety requirements and a permanent staircase with it. Boarding gives you safe, usable storage for a small fraction of that, usually in a day, with no building control involved. If you want storage rather than a bedroom, boarding is the sensible route.
