Our team will prepare your loft for new boarding. This includes removing old boards, cleaning the space and even removing old insulation or other debris. We can provide loft insulation and boarding if necessary.
3. New loft boarding

4. Customer pack

Boarding around water tanks, chimneys and awkward roof spaces

Winchester has a high proportion of older housing, and older lofts are rarely empty rectangles. What is already up there usually decides how the boarding is laid out.

Cold water tanks are the most common obstruction. Plenty of period and mid-century homes across Weeke, Stanmore, Abbotts Barton and St Cross still have one sitting on bearers across the joists. It cannot simply be boarded over: it needs access for maintenance, it must stay insulated on the sides and top but not underneath, and the boarded deck has to be planned around it. We build a raised deck up to the tank and leave a proper access route to it.

Chimney breasts are the other one. Older Winchester homes frequently have one or two passing through the loft, and boarding must be kept clear of the masonry rather than butted against it. Purlins and collar ties in traditional cut roofs restrict headroom in the same way.

None of this stops a loft being boarded. It does mean the usable area is often smaller than the footprint suggests, which is why we measure the workable space at survey rather than quoting from the outside of the house.

It is also worth saying that boarding is not a loft conversion. If you want storage rather than a room, boarding gives you most of the practical benefit for a small fraction of the cost, without building control, structural work or losing space to a staircase.

How much does loft boarding cost in Winchester?

Not if it is done properly. Laying boards straight onto the joists squashes the insulation beneath and reduces its performance. We use raised systems that sit above it, so the full 270mm to 300mm depth keeps working and the ventilation gap at the eaves stays clear.

Is boarding cheaper than a loft conversion?

Considerably, and for most people it is what they actually need. A conversion creates a habitable room and brings building regulations, structural work, insulation upgrades, fire safety requirements and a permanent staircase with it. Boarding gives you safe, usable storage for a small fraction of that, usually in a day, with no building control involved. If you want storage rather than a bedroom, boarding is the sensible route.
